The BX is a property research index for West Bengal, operated by Sidus Enterprises. We compile project records from the WBRERA public register and present them in a readable form — including the projects the big portals never bothered to list.

Why this exists

Search for most small or mid-sized RERA-registered projects in Bengal by name, and you'll find nothing — not even the registration number. The large portals only list what advertisers pay them to feature, which leaves thousands of genuinely registered projects with no page anywhere on the internet, even though anyone can look them up directly on the WBRERA register in about ten seconds.

We built this site to close that gap: one page per registered project, built directly from the public filing, kept current as the register updates. If a project is on WBRERA, it's on The BX — not because a promoter paid to be featured, but because it's on the public record.

What "verified" actually means here

Every registration number, promoter name, sanctioned unit count and declared completion date on this site is reproduced from WBRERA's own published record — not typed in from a brochure, and not estimated from a similar project down the road. Where we haven't yet confirmed a detail, or the promoter hasn't filed it with the regulator, the page says so plainly instead of quietly filling the gap. That's a deliberate choice: a page that admits what it doesn't know is more useful than one that guesses and gets it wrong.

Why the cost sheet and floor plans are sent on request

Base price, floor-rise charges, PLC, club and amenity fees, and available inventory change more often than the RERA register does, and they vary by tower, floor and what's left unsold. Publishing a number today that's stale by next week helps nobody. Instead, we collect the current figures directly from the promoter's sales desk when you ask, and send them straight to your phone. It takes about ten seconds on your end and means what you get is current, not a guess we made in advance.

How we make money

We're a registered real estate agent. We don't charge buyers a brokerage fee, and most projects on this site haven't paid us anything to be listed — they're on the WBRERA register, so they're on The BX, full stop. Where we do help you close a purchase, we're paid by the promoter, the same way any broker is. A project appearing here is not an endorsement of it, and WBRERA registration itself is not a guarantee of delivery — always verify independently before you commit money.

Where we're headed

West Bengal is live today, covering Kolkata and the four adjoining districts — North and South 24 Parganas, Howrah and Hooghly. We're building this out state by state from here, holding every new state to the same standard: public-register data first, nothing invented, and every gap marked honestly until we've filled it.
